Is asbestos dangerous if you leave it alone?

Short answer

Asbestos that is in good condition, sealed or painted, and unlikely to be disturbed is generally low-risk and can often be safely left in place and managed. The danger arises when material is damaged, deteriorating or disturbed by drilling, sanding or building work, which releases the microscopic fibres that cause disease when inhaled.

Why “manage” is sometimes safer than “remove”

Removal itself disturbs material and can release more fibre than leaving sound material undisturbed. UK guidance reflects this: the legal duty is to manage the risk, and for many materials in good condition, encapsulation and monitoring is the proportionate response.

When you should act

Take action if material is crumbling, water-damaged, in a high-traffic area where it gets knocked, or in the way of planned renovation. Higher-risk materials such as pipe lagging, sprayed coatings and asbestos insulating board warrant closer attention than well-bound cement.

How managing works in practice

A surveyor records each material’s type, location and condition, assigns a risk score, and sets a re-inspection schedule. Sound materials may be sealed with an encapsulant and labelled. You hold a register that proves the risk is under control.
